What does a bank actually want before it opens a business loan file? A written pack: business profile, project report, CMA data, provisional and projected financials, and the filings every one of those numbers came from. The Pune work is the reconciliation. Does loan documents preparation apply to your business at all?
No statute makes you prepare a loan file. Your lender's credit policy does, and it bites the moment you borrow in the business name rather than your own. That covers a term loan for machinery, a cash credit or overdraft limit, a loan against property, lease rental discounting and most MSME scheme sanctions routed through a branch.
Two situations decide how heavy the pack gets. A fresh sanction needs projections, a project report and a means of finance statement. An annual renewal of a working capital limit needs last year's actuals set beside last year's projections, and the branch will ask why the two parted company.
The dividing line is not ticket size. It is whether the borrower is an entity with filings behind it. A proprietor in Hadapsar borrowing against turnover is asked for the same tax trail as a private limited company in Hinjawadi.
What goes wrong when a Pune file is assembled carelessly?
Files rarely come back with a rejection letter. They stall, and nobody explains why. Four causes account for most of it.
The first is a turnover that will not sit still. The projection carries one figure, the GSTR-3B summary another and the income tax return a third. A credit team reconciles all three and reads the gap as either weak records or an inflated ask.
The second is a lapsed state registration. Profession tax is the usual one. A Maharashtra company or LLP sits at ₹2,500 for the year under its Schedule I entry, and that PTEC payment falls due on 31 March. An unpaid year shows up as an open state tax item, and it comes back at the security documentation stage.
The third is premises proof. Leave and licence agreements are compulsorily registrable in Maharashtra under section 55 of the Maharashtra Rent Control Act 1999, so an unregistered rent paper for a Baner office proves nothing to a lender.
The fourth is the sanction letter nobody read line by line. Covenants on further borrowing, on drawing power and on end use bind you from the day you accept them.
Which dates and slabs sit behind the numbers?

None of these is a lending rule. Each is a record a branch can look up without asking you, so a gap in any of them costs credibility that no projection buys back.
How does the Maharashtra layer of the file work?
Maharashtra's GST state code is 27, so every GSTIN in your pack begins with it. Registration and returns run on gst.gov.in, and what is local is the officer. Each registration here is allotted either to the Maharashtra Goods and Services Tax Department or to a central officer sitting in the Pune zone.
The state department runs the city through six nodal divisions, numbered Nodal 1 to Nodal 6. They are Pune East and Pune West, Pune North and Pune South, then Pune South East and Pune North West. State GST jurisdiction in Pune is allotted by pincode, so two Pune businesses a few kilometres apart can sit with different nodal divisions and different officers. Centrally the city is split between the Pune-I and Pune-II commissionerates, a boundary that follows the taluka and, inside Haveli taluka, the pincode.
This is not trivia for a loan file. When a branch asks who holds your assessment record, or a query has to be answered in writing, the answer is a named division and not a city. Both profession tax certificates are applied for, paid and downloaded on mahagst.gov.in, and Pune keeps a Profession Tax Office of its own, one of just six in the state.
Security documents carry their own state layer. Stamp duty here depends on the instrument and the value, and it is paid electronically through GRAS. We compute the exact figure before execution, not after a disbursement date has been fixed.
